The House Flipper Project OS is a complete build blueprint (PDF guide) for setting up a house flipper’s whole project record system inside your own Notion — a projects register, a budget log of the cost lines you enter, a contractors directory, a timeline of milestones, a sales log and a documents register, tied together by relations and rollups and read from a single dashboard.
What it is: an exact, step-by-step build specification — every database, every property (name + type), every view, and every formula written out in full, plus a sequenced 30-minute build checklist, a sample-data chapter with fictional data and stated expected totals, and weekly + monthly workflows. Guides like this are how organised flippers run several projects at once as a system instead of a folder of spreadsheets, a phone full of contractor numbers and a paper timeline.
What’s inside the system: Projects Register (state, your budget total, a Spent rollup and a Remaining formula), Budget Log (planned and spent figures, line by line, as you enter them), Contractors Directory (trade and contact label per contractor, tied to projects), Timeline/Milestones (dated rows with a done state), Sales Log (listed and sale figures as recorded, with a days-on-record count) and Documents Register (every project document indexed) — plus the Dashboard, the whole project record in one workspace. Records only — the guide holds no renovation or investment guidance of any kind.
Honest note: this is a build-it-yourself blueprint guide, NOT a hosted duplicate-this link — you build the system in your own Notion (the free plan is enough; no Notion subscription needed), following the guide step by step. Building it yourself means you own it outright, understand every part of it, and no seller can ever revoke access. Setup follows the checklist; most builders finish in about 30 minutes.
