Lease Renewal Rent-Increase Calculator

Original price was: $19.95.Current price is: $12.95.

A renewal fails two ways: priced over the cap, or noticed too late. This calculator checks both before you send anything. Type the current rent, the rent you want, and the jurisdiction — the sheet pulls the cap from its EXAMPLE cap table, works out the maximum allowed rent, prints a plain verdict, and counts down the notice deadline from your lease end date.

The sample is deliberately the mistake landlords make. Current rent $1,650, proposed $1,780 — a 7.9% increase. Against the Ontario 2026 guideline EXAMPLE of 2.1%, the maximum allowed rent is $1,684.65, so the verdict reads OVER THE CAP with the overage ($95.35 a month, $1,144.20 across the term) priced out. At the cap, the same unit still earns $415.80 extra over the 12-month term. The notice clock is just as blunt: 90 example notice days before the February 28, 2027 lease end means the last day to serve notice was November 30, 2026, with the days remaining shown live.

IMPORTANT — the cap table is EXAMPLES, not law: caps and notice periods are pre-filled from published 2026 figures (Ontario 2.1%, British Columbia 2.3%, Manitoba 1.8%, Nova Scotia 5% temporary cap, California AB 1482 shown as an 8.8% example using one region’s CPI). Guidelines change yearly, many units are exempt, and local ordinances can be stricter. The table cells are yellow — verify your jurisdiction’s current figure and replace them before relying on any verdict.

What it does for you:
– Checks any proposed increase against the cap for the selected jurisdiction, with max-allowed rent printed
– Counts down the notice deadline (lease end minus the jurisdiction’s notice days) with a live status
– Prices the increase three ways: at the cap, at your proposal, at half the cap — per month and per term
– Keeps the whole cap table editable: your verified figures replace the examples in seconds
– Adds a renewal admin expense log, zero-based monthly budget, dashboard and 12-month summary

What’s inside (.xlsx, works in Excel AND Google Sheets):
– Start Here — setup steps and the verify-the-examples warning up front
– Renewal Calculator — proposal vs cap verdict, over-cap amount, notice clock, term cash flow
– Cap Table & Scenarios — 6-jurisdiction EXAMPLE table (editable) + the three what-if scenarios

Instant download. Type only in the yellow cells — formula cells are locked (password: sheetdaily, disclosed on the Start Here tab so you can unlock if you ever need to). Sample renewal is pre-filled so you can see exactly how it works. Planning tool only — not legal advice; confirm caps, exemptions, forms and notice rules with your local tenancy authority.
