The Property Manager OS is a complete build blueprint (PDF guide) for setting up a property manager’s whole record system inside your own Notion — a properties register, a units register, a tenants register, a rent log, maintenance requests and a costs log, tied together by relations and rollups and read from a single dashboard.
What it is: an exact, step-by-step build specification — every database, every property (name + type), every view, and every formula written out in full, plus a sequenced 30-minute build checklist, a sample-data chapter with fictional data and stated expected totals, and weekly + monthly workflows. Guides like this are how organised managers run a portfolio as a system instead of rent in message threads, requests on paper and costs in a separate spreadsheet.
What’s inside the system: Properties (kind, state and a Rent Roll rollup summed from its units), Units (state and the monthly rent figure you record), Tenants Register (contact label, unit and the lease dates as recorded), Rent Log (expected and received rows per unit), Maintenance Requests (each request tied to its unit and tenant, with open and closed states) and Costs Log (cleaning, repairs and services by kind) — plus the Dashboard, the whole management record in one workspace. Records only — the guide holds no landlord or legal guidance of any kind.
Honest note: this is a build-it-yourself blueprint guide, NOT a hosted duplicate-this link — you build the system in your own Notion (the free plan is enough; no Notion subscription needed), following the guide step by step. Building it yourself means you own it outright, understand every part of it, and no seller can ever revoke access. Setup follows the checklist; most builders finish in about 30 minutes.
